Get your building Control Certificate

Once you receive your planning permission to alter your property; you will need to apply for a building controls certificate. This is the law and your building will be unlawful without this certification from the local authority confirming that the construction of the building has complied with the UK regulations.

We will assess the practicality and advise how much it will cost you to hire our service, how much the council will charge you for the application, the right way for building control application, the procedure you will need to follow and possible outcomes. References of previously completed projects are available.

Step 2. Arrange a survey meeting with us, order the OS map online

If you are happy with the advice, procedures and the quote; the next step is to arrange a 3 way meeting between you, us and your builders, preferably on the site. At that point you should contact a company called ‘Centre Maps’and request a set of OS map for the property, the scale should be 1:1250 and 1:500. They will charge you around £20.00, further explanation is available. If you have used our services for the planning application or application for the certificate of lawfulness; this will not be necessary as we will have them on our files from the previous application.

Step 3. Meet us. Describe your plans in detail. I will survey your property

On our first meeting; there will be a detailed briefing of the project in order to meet your needs when proposing the new layout followed by a technical survey of the entire property. The survey will be conducted by taking internal measurements, identifying structural construction, steel work and load bearings. We will manually record this on a sketchpad with detailed dimensions of span, height, area and cubic meters, a brief existing drainage plan and the connection routes to the main sewer pipe. We will also photograph the existing property in order to support the application.

This will take between 1-2 hours depending on the size of the property. If you have used our services for the planning application or application for the certificate of lawfulness; this will not be necessary therefore the charges will be much less. We will however; brief your builders on the project and ensure that they are aware of the materials they will need to install while building in order for it to pass the UK building regulations compliance check list.

Step 4. We will produce the Architectural Drawings, complete the form and create your file

We will need 3 days to transform the sketch to a presentable scaled architectural set of drawings of your property. The drawing set will consist of the existing plan, elevations and sections, and the proposed plans elevations and sections, material specifications describing the technical properties of products that will be used while constructing and a diagrammed illustration of the fixtures, fittings, insulations and installations of building materials.

Digital copy of the drawings can be emailed to you upon request.

I will create a hard copy file for you to submit to the council. Your hard copy file will contain:

  • Original and 3 copies of drawings sheets (existing plan, elevations and sections, and the proposed plans elevations and sections, technical specs and information listed above)
  • Original and 3 copies of Completed application form for the building controls
  • Original and 3 copies of the OS maps
  • Photographs of the property
  • 1 copy of the entire project for you to keep

If you have used our services for the planning application or application for the certificate of lawfulness; your project file will take 1 day to complete.

Step 5. Ready to be submitted

Within 4 working days; I will contact you and arrange a meeting, I will meet you at your preferred location, we will discuss the application to ensure that it meets your needs and describes precisely what you intended, check the application form to ensure that the details are correct and give you the project file. The payment for my service will need to be made in full at that stage. If however you are unsatisfied with the drawings and it does not describe your plans for the property; we will make the alterations as many times as I need to and no further charges will be added.

You are allowed to start building your project 2 days after the submission of the building control application to the council, an officer from the council will contact you to arrange visits to check the building work, if you inform us; we are available to attend upon request so that we can be aware of any issues that might arise, and there is no further charges for this. The completion certificate should be with you after the building controls officer is satisfied with the way your extension has been constructed.
